Zoning Adjustments Pave the Way for New Property Developments in Allen

New zoning cases approved at the June 14 Allen City Council meeting included properties for office space, a Hindu Temple and zoning for the future development of Fire Station 6.

Zoning for the first property, approximately 2.56 acres located southwest of Prestige Circle and Greenville Avenue, was approved for modifications to accommodate a one-story office space development. Formerly the property was zoned for light industrial. Modifications include reduction of front, side and rear setbacks, reduction in the landscape buffer along Greenville Avenue, and adjustment of signage regulations. The concept plan shows five buildings, each approximately 18 feet tall.

Another property, approximately 1.97 acres located east of Greenville Avenue and north of Ridgemont Drive, provided new base zoning to develop an 11,900-square-foot, single-level Hindu Temple. Included in the concept plan is an ornamental fence with masonry columns, additional landscaping, and an additional future point of access into the subject property. The building will be approximately 27-feet tall. The property will include a privately maintained underground water detention facility.

Council also approved a zoning amendment and concept plan for Allen Fire Station 6, to be located at the southwest corner of Ridgeview Drive and Watters Road. The concept plan allows for an 18,500-square-foot fire station on approximately 3.838 acres. Additional landscaping will complement the existing vegetation in the area while providing screening to the residential area adjacent to the fire station. The zoning and concept plan is the latest step toward construction of Station 6. The next step will be the preparation of detailed construction drawings over the next 12 months, so that the project can become ’shovel ready.’
